Please be advised that any home or property for sale within Lake Stockholm is subject to existing deed restrictions. There is a mandatory Initiation fee, mandatory yearly Association dues and there is currently an assessment in place for an ongoing lake restoration project. The current mandatory fees are as follows:

1) Initiation Fee $500.00 (one time payable at closing)

2) Yearly Association Dues $325.00 (billed yearly)

3) Restoration Assessment $160.00 (billed yearly for length of the loan)

We are bringing this to your attention due to the fact that many homes within the Lake Stockholm Country Club & Community Association have changed ownership without the new owners being made aware of these fees. The Initiation fee, dues and assessments are mandatory, these fees, as well as any outstanding balance need to be collected at time of closing and forwarded to the above address. You should also check with the current L.S.C.C.&C.A. secretary to make sure the current homeowner is not in arrears. The new owners are liable for these fees if this is not handled before closing.

Depending on the location of the property, the home may also have their water supplied by the Lake Stockholm Water Co. This is a separate fee, billed by the Water Co.

Please contact us as early as possible before the closing so that we may supply the attorneys, realtors, and prospective homeowners all information needed prior to closing.
